Berlin is a big-boat lake, and the walleye fishing is great. The catch for buyers: the shoreline is federal. Don’t assume you can put in a dock.

Docks and federal shoreline

Most of the land right at the water belongs to the federal government. Under the Corps’ Berlin Lake Shoreline Management Plan, a private dock needs a Corps Shoreline Use Permit and is allowed only in designated areas. Before you buy a house “on” Berlin, find out whether it actually touches the water and whether a dock permit exists and transfers.

Rules that affect neighbors

Driving any motorized vehicle off-road on federal land around Berlin Lake is prohibited, ATVs included. The Corps doesn’t honor state concealed-carry permits on its lands and waters. Hunting is allowed except in developed and posted areas, and ODNR manages more than 6,800 acres of project land for public hunting.

Life at the lake

The Corps says Berlin is one of the few area lakes where walleye reproduce naturally. There’s also bass, muskie, crappie and bluegill. Watch for stumps and snags. The Berlin Lake Trail is 2.2 miles.
