I’ve sold a lot of homes around Lake Mohawk. It’s a gated community with real rules, and the rules come with the house. Read them before you write the offer.
Buying at Lake Mohawk: what the association requires
- Sellers have to tell buyers to apply for LMPOA membership and attend an association orientation before the sale is completed.
- All dues, fines and assessments on the property must be paid before a new member can be approved.
- Renting your home out requires board approval of the tenant, plus a mandatory associate membership for the renter.
- Any construction needs an application and permit from the Lake office first.
- For-sale and open-house signs are allowed only from 6 PM Friday to noon Monday.

Boats and docks
- Every motorized boat needs a $50 annual sticker. Non-powered boats don’t.
- Boats over 14 feet and all jet skis must be titled in the property owner’s name.
- Boats towing skiers or tubes stay 80 feet from shore (watch for the orange “80” buoys). After dusk the lake is no-wake, 6 mph.
- Association docks don’t transfer when you buy. If you’re not lakefront, a slip at an association dock is leased from LMPOA, $100 a year per slip plus a one-time $250 initiation (per the 2013 rules), and it reverts to the association when the lot changes hands. There can be a waiting list.
- Association slips take boats up to 8 feet wide and 28 feet long.

Is Lake Mohawk private?
Yes. It’s a gated community run by the Lake Mohawk Property Owners Association. Members in good standing, their immediate family and accompanied guests can use the facilities.
Does a dock come with a Lake Mohawk house?
Lakefront owners have their own frontage. Association-owned dock slips are leased from LMPOA, don’t transfer with a sale, and go back to the association when ownership changes.
Can I rent out a Lake Mohawk home?
Only with board approval of the tenant, and the renter needs a mandatory associate membership (LMPOA rules).
