Lake homes near Canton, Ohio
Lake property comes with its own rules: leases, associations, docks, horsepower limits, wells and septic. Here’s how the lakes around Canton actually work.

I grew up next to Tappan Lake as a kid. I lived on Charles Mill Lake in high school. I’ve sold a lot of homes around Atwood Lake and Lake Mohawk. Every lake has its own rules, and the rules matter as much as the house.
Three ways lake ownership works here
1. MWCD lakes: you own the house, you lease the land
Most homes right on Atwood, Tappan, Leesville and Charles Mill sit on MWCD cottage sites. The Muskingum Watershed Conservancy District owns the land. You own the house and lease the lot.
- MWCD leases 1,205+ cottage-site parcels at eight lakes: Atwood, Charles Mill, Leesville, Piedmont, Pleasant Hill, Seneca, Tappan and Wills Creek.
- Every existing site is already leased and has a house on it. You buy from a current owner.
- The house transfers by bill of sale. The land lease transfers through an MWCD lease assignment, and the buyer has to attend a lease conference before closing.
- Lease terms are 30 years. A 40-year term can be used when a lender requires it. MWCD signs a mortgage consent agreement with the lender, and the lease has a first right to renew.
- Lease rates follow MWCD’s rate classification and adjust every year under the lease.
- Exterior work and docks need MWCD permits. Boats docked overnight need an annual MWCD docking decal.
- Many sites run on their own well and septic. Some areas have central water or sewer. MWCD maintains the roads, including snow and ice.
2. Private lake communities: deed plus association
Lake Cable, Lake Mohawk, Meyers Lake and Lake Buckhorn are privately run. You get a deed to your lot, but the association or lake owner sets the rules for boats, docks and use of the water. At Lake Cable, membership isn’t automatic when you buy. At Lake Mohawk, buyers apply for membership and attend an orientation before the sale is completed.
3. Public reservoirs: private land next to public water
Portage Lakes, Berlin, Lake Milton, West Branch and Guilford are state- or federally managed water. Homes nearby sit on regular deeded land, but the shoreline and water are public. At Berlin, private docks on Army Corps shoreline need a Corps Shoreline Use Permit and are allowed only in designated areas.

Before you make an offer on lake property
- Land: deeded lot, MWCD lease, or association lot? Get the lease or the association rules before you write the offer.
- Dock: who owns it, is it permitted, and does it transfer to you? Association docks at Lake Mohawk don’t transfer with a sale.
- Water and sewer: private well and septic, or central systems? Get them inspected.
- Boat: will your boat be legal on that lake (horsepower, length)?
- Costs beyond the mortgage: lease rent, association dues, initiation fees, boat stickers, decals.
- Renting it out: some associations require board approval of tenants. Lake Mohawk does.
Questions buyers ask
Do you own the land at Atwood, Tappan, Leesville or Charles Mill?
Usually not for homes on MWCD cottage sites. MWCD owns the land and leases the lot; you own the house. The lease transfers to you through an MWCD lease assignment, with a required lease conference before closing.
Can I get a mortgage on an MWCD cottage?
MWCD says its 40-year lease option, first right to renew and mortgage consent agreement take care of most lender concerns. Ask your lender early. Not every lender handles leasehold homes.
Which lakes near Canton allow big boats?
Tappan and Seneca allow up to 399 hp. Portage Lakes allows 400 hp (Nimisila is electric only). Berlin, Lake Milton and West Branch have no horsepower limit. Atwood is 25 hp. Charles Mill, Leesville and Beach City are 10 hp. Lake Cable is 9.9 hp.
Is Lake Cable private?
Yes. You have to own property in the Lake Cable Allotment, and membership is not automatic when you buy. You’re invited to join after closing. Non-member owners can’t use the lake.
