I’ve sold a lot of homes around Atwood Lake. It’s 25 hp, so it stays a sailing and pontoon lake, not a speedboat lake. If you want to pull skiers fast, look at Tappan instead.
Owning at Atwood: the MWCD lease
Homes on MWCD cottage sites sit on leased land. You own the house and lease the lot from the Muskingum Watershed Conservancy District (MWCD).
- MWCD leases 1,205+ cottage-site parcels at eight lakes: Atwood, Charles Mill, Leesville, Piedmont, Pleasant Hill, Seneca, Tappan and Wills Creek.
- Every existing site is already leased and has a house on it. You buy from a current owner.
- The house transfers by bill of sale. The land lease transfers through an MWCD lease assignment, and the buyer has to attend a lease conference before closing.
- Lease terms are 30 years. A 40-year term can be used when a lender requires it. MWCD signs a mortgage consent agreement with the lender, and the lease has a first right to renew.
- Lease rates follow MWCD’s rate classification and adjust every year under the lease.
- Exterior work and docks need MWCD permits. Boats docked overnight need an annual MWCD docking decal.
- Many sites run on their own well and septic. Some areas have central water or sewer. MWCD maintains the roads, including snow and ice.
New cottage sites: Windward Shores
In June 2026 MWCD announced Windward Shores, its first new cottage area in more than 50 years. It has 18 sublots off Lodge Road SW (State Route 542), each with lake access including a dock, golf cart parking near the docks, and beach access. Homes are built under MWCD design guidelines on leased land. MWCD offered the sites at public auction in July 2026. Ask me where things stand on any lots that are left.
Life at the lake
MWCD calls Atwood one of the region’s top sailing lakes. The park hosts the Atwood Fall Festival and the Alive music festival, and has a swimming beach, trails, a dog park, pickleball and an event center. Park entry is $5 per single-occupant vehicle or $10 with passengers, Memorial Day to Labor Day.

Do I own the land under an Atwood Lake cottage?
Not on an MWCD cottage site. MWCD owns the land; you own the house and hold a 30-year lease (40-year available for lenders) that transfers to you through an MWCD lease assignment.
What size motor can I run on Atwood Lake?
25 horsepower maximum, under Ohio Adm. Code 1501:47-9-01.
Are new lots available at Atwood?
MWCD’s Windward Shores development (18 sublots), its first new cottage area in more than 50 years, was offered at public auction in July 2026. Call to check on current availability.
